The appointments of Shane Gring as Chief Operating Officer and Christopher Pirschel as Chief Marketing Officer come at a time when the built environment is rapidly evolving beyond environmental sustainability to embrace the critical 'S' in ESG—the social impact on people and communities.


Co-founder and CEO Rainey Shane, who will continue to guide the vision for the SEAM Standard and Certification, framed the expansion as a pivotal moment for the organization. He is the founder of BOULD, a national green-job training social enterprise that provided over 400 developing professionals with green building skills and supported the LEED certification of more than 60 affordable housing projects across ten states. His work seamlessly blended workforce development with sustainable construction. Moreover, his experience co-leading the development of a social equity framework at the U.S. Green Building Council (USGBC), which impacted over 8.5 million square feet of real estate in under-resourced communities, gives him unique insight into institutionalizing equity at a systemic level.


Christopher Pirschel brings a wealth of experience from the world of certification and brand development. His tenure at the International WELL Building Institute, a globally recognized standard for health and wellness in buildings, provided him with firsthand knowledge of how to scale a people-centric certification. His work with the Oncology Nursing Society and as a co-founder of a marketing cooperative for certification bodies demonstrates a nuanced understanding of building communities of practice and communicating value within specialized, mission-driven industries. His expertise is crucial for translating SEAM's complex value proposition into a clear and compelling call to action for developers, investors, and occupiers.


Building a Global Standard for People-First Practices

SEAM's ambition is to become a durable, globally recognized framework. Launched in 2022, its certification uses a scorecard format, familiar to users of LEED and WELL, but is singularly focused on social sustainability. The SEAM Accredited Professional (AP) credential, introduced in late 2024, is designed to create a global network of experts capable of guiding projects through the certification process, ensuring the standard is applied with consistency and integrity.


The path to global recognition is not without challenges. SEAM must navigate a complex web of local regulations and cultural contexts, differentiate itself from the social components being added to broader ESG frameworks, and convince a market accustomed to prioritizing environmental and financial metrics.
